If folks are buying in that subdivision and properties are trading then there’s no reason you can’t buy at a discount and flip for a profit.

I get where you are coming from for a rehab and commend you tremendously, but I could see how a quick 5-10k from one wholesale could quickly turn into 50 or more which could be used for other funding like rehabs.
