I've started gathering a list of apartments within my area by driving around town and finding apartment buildings.

A 3% earnest money deposit should keep people from backing out but I would make sure you have someone else lined up or the cash to close if needed.It really depends on the area of town and level of rehab.

Property values in the area are flat (It's a town an hour east of Ottawa Ontario, an hour west of Montreal of around 10,000 people and there is no growth happening) so there is no real chance of appreciation on the property.

I have seen brand new habitat homes built in the hood that given the age would be A's but given the neighborhood are C or D..conversely we see 100 year old homes in need of repairs in gentrifying areas that are A all the way.. its a combination.Account Closed  well said.. although I am glad to say as a C student I think I ended up on the shinny side of the penny.

The owner was/is a contractor and coded things as part of the main house, or 'laundry room' or 'turkey shed' to get them built, but none of them are honestly coded.

It's a 3 bed / 1 bath (w/garage), built in 1960 that's 890 square feet.
