Folks,Just an update on this after doing a bit more research on the IRS website.First, here is a link to information about the original IRS warning I mentioned (from 2008):http://www.irs.gov/pub/irs-tege/se1108.pdfIf you look at Page 3, there is a discussion of ROBS, and the concerns the IRS had.But, I also found this IRS release from just a month or so ago:http://www.irs.gov/Retirement-Plans/Employee-Plans-Compliance-Unit-%28EPCU%29---Completed-Projects---Project-with-Summary-Reports-%E2%80%93-Rollovers-as-Business-Start-Ups-%28ROBS%29It sounds as if the IRS has done some thorough investigation of ROBS over the past couple years, and have found that the reputable providers aren't breaking any IRS or DOJ rules.That leads me to believe that -- assuming the actual business owner is following the law -- ROBS in general are determined to be a legal use of retirement funds.

As for the underwriting and closing it was very thorough, transparent process and everything was according to what was disclosed at the beginning from the loan officer/originator so I am happy with the overall experience up until now

Thorough screening and professional management will eliminate 99% of these types of issues.

Firstly, I am a Canadian and have thoroughly enjoyed the education the BiggerPockets webinars, podcasts and forums have provided.  

You have thoroughly planned your future. 

Although with things like conference calls and Skype sessions, perhaps that can be cut down to one visit, or even none at all.Of course a thorough home inspection would be very important in a deal like this.I'll be using a PM company once the home is purchased, so hopefully I'll be as hands off as possible. 

I went thorough the TK route too.

As far as working with the company goes, I have had a good experience till now and the communication has been thorough.
