There are some older pockets of Shawnee (where I grew up) and Merriam that could have some off-market potential for those willing to do the work of finding them, or gut-job BRRRs or something (some of the oldest parts of JoCo still have 1920s/30s bungalows, and there's plenty of distressed post-war homes throughout the country--though less outside the untouchable Prairie Village-Leawood-OP gold coast that are retail tear-downs).

Retail scares me, I want to "assume" JWB is about 20% above retail in exchange for them managing it, I think 3 year leases, their own tear down cleared lot new construction homes, or fully rehabbed to perfection looking, by a rehab investor like homevestors.....if you're ok with that, they are the only ones I know of, or seen as I drive under their big billboard.If your flexible, you can go shopping and find a better deal...particularly you being so close..and same time zone, easy flight.I have property managers managing mine in Raleigh that I bought out of state.....I kept coming south for consistant warmer weather..and keep them managed up north..
