. - On city water I would suspect some type of obstruction in the supply line from calcification, water leak, damaged pipe, etc. - On well water I would suspect, in this order, a bad pressure tank, bad pressure switch, bad well pump.

Now in the last month of the sublease, my sub-tenant is refusing to pay the agreed amount saying landlord didnt repair heater in a timely fashion last month.

@Melissa Barnard I have currently been looking for small multi-family (duplex, tri, 4-unit)  in Dallas and the supply is very thin. 

what are the current supply and absorption situation? 

If you provide value in some fashion, you will be compensated for that effort. 

So this past weekend I rented a place on AirBnb to see what others do for check in, what is supplied/not supplied, the quality of bedding, furnishings etc.   

Supply is low and demand is white hot - and it has been that way for many years.In fact, I sold a SFR rental there for another BPer a couple of years ago. 

I see the supply and demand issue as a good bit of them are in rougher neighborhoods and are probably have a higher tenant percentage vs.
