Reading your post, it sounds like you didn't have a strong why on getting your license and just got it because it's not that hard to do.

Take the time to prepare for major expenses, whether that comes from your dayjob, some small side hustle, or a startup you're grinding on day and night.I sold one company and started another before getting back into real estate recently.

Shortly after moving in, this house (built in 2006 so 18 yrs old) styarted having issues - cooktop working erratically, they replaced it with a high-end (GE Profile) new one.....Dishwasher started leaking, replaced with brand new GE Profile. 50 Gal water heater went out (elements) they replaced.So in just 6 months, they have spent about $5000 on me.
