Also could be good to call a few other managers to get a 2nd opinion on the speed of temperature of the market.

The seller is looking for cash/hard money I imagine for speed of closing.

Only want to get away from the PMI and other red tape that FHA entails.What other speed bumps may I run into?

how do I as an investor speed up the closing process. when I took a real estate law class a typical closing was said to take up at least six weeks if you are lucky, but I hear of investors closing in as little as two weeks!

It will change .. just wait it out .. also have you considered partnering with a wholesaler or someone who might have a property available but not the funds to fix it up .. got to get creative sometimes .. i wish you the very best ..God Speed, Michael Short  

@Eric Smathers,  I too am looking for a TAX/CPA who is up to speed in REI clients.In a google search I found a Christopher Moss and Benjamin Scott both in MtP.  

The next main event is the annual "speed-dating" event where you get a minute or two with as many people as possible.  

My end goal is always cash flow but im going to have to grab lunch with you at some point to discuss some other quicker return options to speed along my process.
