This theft had to take a while and might have been done by someone who had training in the Electrical Trade.No Hop-head Dope Fiend is going to know to cut the PVC raceways and how to cut (multi-Family) power to avoid being an Extra Crispy Criminal.And just knowing what to take, and being prepared to remove it--correct tools, correct cutters, seems like specialized knowledge.This to me does not seem like theft of copper wire, but theft of specific components that will be used in the Trade on new construction.And the renters did not notice their power was cut, and come out and have a look, and Management and Maintenance did not see this happening?

@Sean McDonnell, one thing to consider is their revenue numbers count all revenue (nightly rate, fees, taxes) so you should deduct those from the AirDNA revenue projections.This is easier to do on a property-specific level since you can roughly estimate the cleaning cost for a specific property.

If this is a first go for you, that's appealing and has a value that may not be reflected in the numbers.Running numbers here in Colorado for our STR investors, I'm seeing maybe $500 in cash flow and up to $1,000 on a really good property, but those are larger vacation rental homes, 4-5br, $800k-$1.2M, so for a 1br property, your cash flow doesn't look bad.But again, maybe more important than the specific numbers, I think it's good to think about the opportunity cost of not doing this deal.
