We went from throwing our hands up in frustration because we couldn't afford to buy a duplex/triplex to literally creating our own multi family investment property at a price point that is well below market rates.

From the money side of thing, it makes a lot of sense since its cheap, highly customizable, modern looking and low maintenance cost due to steel frame structures.Once we are done with the first big project this year, the following one will be simple and we plan to do more with right amount of funding. 

When they say they will hold your hand throughout the process it’s no exaggeration!!!

If this one goes well, I will pay off old business debt and cars.3rd flip on and on once my plate is clear I will save the proceeds and use it for flip $, and to have on hand once the RIGHT MF comes at me. 

On the other hand, this is a commercial lease and tenant is responsible for maintenance.

Memphis Invest would be one group to look at.If you're looking to be more of an active, hands-on investor, you need to decide whether your situation is going to allow you to travel to a market(s) for acquisitions or whether you would rather have boots on the ground in those markets.  

Then a simple purchase of a MF to house hack would be a great option.2.
