IMO they are clunky systems because they don't get paid to be smooth. 

The process at least from our end was very similar to a normal deal and everything went smoothly.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.Don't buy in the roughest neighborhood in the urban core.

And a contractor who has a good reputation will be able to navigate more smoothly.

Has said its smooth sailing so far, and getting their 10% returns and on track for an exit in about 7 years.
