Let them know that they are not the procuring cause for the acquisition property and that they have conducted no real estate activities in regards to that particular property.

(I recently had a buyer back out because they found out that sheds were not allowed per HOA CCR's)If you reserved the right to have a survey conducted, you may be able to terminate the contract if something shows up on the survey that is not acceptable to the buyer (a drainage or utility easement that was unknown, a fence that is over the property line, etc.)Deals can fall apart over financing, as well.

I conducted inspections about 5 or so months ago with no problem and did have him do a walk through inspection form 6 years ago prior to his move in, but after his "friend" moved in the tenant/landlord relationship quickly declined.

The place was extremely well kept, quiet and according to the documents provided to me by listing broker, no one was ever late with their rent payment.After conducting more due diligence into the zoning there was nothing on file or on record differentiating this sort of property from others.

@Thomas Nguyen In my own opinion if you do not know how to conduct a negotiation for a property, its time to step back and increase your knowledge so you don't end up with a pig that is going to bankrupt you.A quick search will give you loads of information on negotiation with sellers.
