Saying that your comparison of your alternatives don't carry the same risk and therefore are not good comparative investments, unless you get good help.

The better comparison is how does an IRA invested in real estate compare with that same IRA invested in other assets such as stocks.  

You can just look at your prior tax history in the comparison to get a sense of what that is.

But if you try and do an apples-to-apples ROI comparison (discounting the toy/emotion/lifestyle factor completely) it doesn't work out.Net result, I think you're on the right track. 

In comparison to the 3, the Note Mogul course was valuable and an easy recommendation for the money.
