The tenant definitely knew what they were doing by accepting the agreement.Lessons learned:Serve papers right away.If you already won, do not file an agreement w court.If you want to do an agreement, let them pay you and then decide if you want to keep your word or not.Tenants may be stupid but when it comes to screwing landlords, they know how to play the game.

To state that they're running around recommending note structures that will allow them to screw you out of your note at a later date is silly.Also note that a KEY part of the reason you are seller financing is to defer the recognition of cap gain taxes.

I am just coming from a friend's company where a sales rep and office lady discussed if certain items should be sales tax exempt because they are being used in the manufacturing.This gave me the idea that the sheet of drywall from Homedepot that's being screwed on the rental housing wall could be sales tax exempt?
