The property is located a little bit out of town in a low rent area (kind of out in the country) and the pics show the mobile homes are pretty run down and out dated.

(see pic) The next door neighbor has been asking us to remove the tree as it is about 3-4 feet away from their wall and they are worried the wide spreading root will damage the house foundation and piping.

The property sits on 40 acres, has an old stick built converted to storage, an uncared for 2002 mobile (but not run down, appears to be made easily habitable with no major damage apparent from pics).

A simple tooth trowel would have stopped this.Do t know how to load pics via mobile so I'll update on my computer.

The cast iron sewer lines in those Tempe homes from the 50's can be a real nightmare. 

Just out of curiosity, is there anywhere we can see pics of the home?
