...I ask, because a HH is typically a much better strategy for a beginner...Flipping and wholesaling are both (comparatively) high-risk strategies that beginning investors should think twice about--beginners can get into extremely hot financial and legal water very quickly with those strategies...heck, even experienced folks can get themselves in very sticky situations flipping/wholesaling...All other things being equal, a house hack is a better strategy for a beginning investor who doesn't have much prior experience...Why?

However, going further as Jon did and saying that the transactions are ALSO going to be done in bitcoin or cyber currency (and not understanding how unsolvable the extreme volatility, lack of security,  energy hog issues, etc. have been) is extremely implausible.Saying that one day, loans may be recorded on a blockchain/distributed ledger is completely plausible and likely.

@Cody Malone The 2% rule isn't completely dead in Lubbock, but it's going to be extremely difficult to find something like that in this market right now.

I am aware of the extremely high tax rates in these areas, but the numbers still seem to work out (not homerun 2% numbers, but relatively attractive for longer-term hold cash flow plays).
