@Himanshu Jain  you could also pay a civil engineer probably 500 to 1000 bucks and they would write it out for you that is specific to your location and jurisdiction.I do this when I am looking at new areas.

I'm not sure if it works for berber, but my carpet repair people use a tool to cut out and replace the stained area.

I spent about 10 hours (and $250) painting chipped paint, Installing some smoke detectors and replacing a window, but was able to keep the deal alive.
