Your father used to refer to my father as ‘Dad’ because he reminded your father so much of his own father.

Alternatively i can terminate and only pay reminder of their pm fees or 6 months whichever is less, and still cannot hire another pm co.

I know I have a passion in RE, always had, I know I have to keep looking and will continue to remind myself that.

Or is it more of a mental reminder that you shouldn't spend all of your left over cash after paying the mortgage?

When I speak to groups, I always remind them that these are YOUR tenants, moving into YOUR buildings.

He gives me this ******** story about, I told you they didn't want to finance, I reminded him that I offered to go cash, again he is silent then he says 'I thought you were an agent'.  

They are basically payment reminders.  

to keep your investments current or to keep your rising costs of current .. remind them that even with the modest $80 rise that they would still be paying less then others in the area .. you hope they can continue living there and you understand that a rise in household budgets may be difficult so if they need to discuss this with you then please contact you,  then if they have a problem ..you gave them a opportunity to call and discuss it with you. 

@Steve Vaughan has a great point that you really don't want to remind people they have a choice to stay or go.

I reminded him about my condition and he confirmed they were all going to be there.
