I would not use the equity in my house as an investment unless I was very motivated to do that and I had no family to consider and it had to be a real good deal.

Last thing you want is find little old lady who is motivated to sell then you make a profit off her her, the grandson finds out what you did and takes you to court....who do you think is got more to lose and courts will think preyed on the weak?
