Does any body know of a reliable lender in the Tampa Bay area?

If the property is truly worth $360K, then speaking with your lender about getting a small loan to pay off the full amount of the taxes might be another solution and amortize the payments out over a longer period so you can make payments easier.  

Anyone have a reliable "guy" to do a cheap condo do-over in Palm Beach, Lake Worth, Greenacres, Boynton Beach area?  

@Joe VilleneuveI'm not necessarily in disagreement, but think folks should consider the whole picture before concluding a lower monthly payment is the best solution in a given situation.  

My "personal opinion" is we start going overboard with fear when guns are looked at as a solution to a area of business that is not overtaken by violence, relatively speaking.

The only bit I might possible add would be to require (and remind) your tenants that any complaint against another tenant must be made in writing before you could even consider taking any action.We have found this goes a long way to encouraging tenants to work out their own solutions.

I will have a property manager I now know is reliable, he can do the make-ready, and we share in the profits, or I buy it myself and know I have someone watching over it with ethics and values I can trust.

Before going scorched earth on them try working out a solution, especially if they are good paying tenants.Do you have anything in your lease about excessive noise?
