You can usually have agreements where tenants pay utilities based on a square footage or per soul living in units, but you can be in trouble if anything more than the actual bill is paid among the customers, it's best to stay out of that loop.There were two suits I'm aware of, one was a subdivision providing water the other was an apartment building splitting electric bills.

When someone posted the relevant SAFE ACT legislation for Texas that indicated any more than 5 seller financed deals per year was illegal, Mitch just disappeared (and hasn't posted here since).I don't know him and certainly I'm not commenting on his experience, expertise or business model.
