I kept plugging away,  looking online at properties, using the rental calculator, going to see the properties either virtually or in person and then if feasible making an offer for 60 days or so.   

Just in the process of listing our first rental online for the first time.

I have isolated all the water lines for my units but haven't figured out if I should call the water company and have them sell me water meters or if there is a water meter I can buy online that possibly hooks up to wifi to report usage.

Is there in-person training and online training available?

Check those as well as online job sites, and check around the various realties in your area to see if any agents are looking for administrative help.

I'm not a proponent of LLCs for most investors so I've never done it but from what I hear it is easy to do online.  

Recently several people I know in the real estate arena are looking for additional cash flow opportunities and one area is in the area of e-commerce - there are several real estate gurus out there who are now pitching automated online stores.The premise - pay an up front fee of between $25,000 to $40,000 for their team to help you - set up your company, establish a credit card to buy product, build your online store and presence, research products, place them and market them on your store, sell them before you buy them, then using your credit and credit card, they buy them and fulfill the order to the customer. 

The process is easy and the forms are online.
