What systems do you have in place for rental business?

My wife works in facility health care and is a nursing assistant with containment facility certification in a top-ten hospital system in the USA.Standard infectious disease isolation protocols call for N95 disposable respirators.

Furthermore, the backyard of this house slopes down into a ravine; however, that can be fixed with fill dirt, retaining walls and the proper drainage systems.  

*There are six septic systems in total.

Challenges still facing:Electrical panels and HVAC systems are not split, so I pay for utilities and build that cost on my rents.

What other creative ideas do people have and enjoy or have great feedback from residents These don't have to be free of expensive just creative ......Parcel lockers for package delivery and package management systems. 

Think 20+ year old HVAC systems and water heaters....roofs patched with tar instead of shingles, etc.I didn't see Vacancy or Capital Expenses included in your budget affecting cash flow. 

Arlington, Grand Prairie, McKinney, Frisco, Irving, and Garland have all come up on the forums and it may be worthwhile to check into them and sidestep the feeding frenzy in Dallas proper until you have an established system in place.

We have a different system, where prospective tenants can self schedule showings, but we have a number of people on call to actually meet them at the property to show it.

They accepted the offer, but had an HVAC contractor provide a quote on the entire system and instead agreed to write us a check instead so we can replace the system ourselves.
