Account Closed Yeah the challenge I am facing is almost every property I have found is either way overpriced to be profitable, priced reasonably but in a high HOA area that eats the profits, or cheap but not in an area that can draw the rent (or tenant type) I am looking for.

They are both under the same LLC, so are OK being under the same Quickbooks company file - however I want to make sure to track income and expenses separately so that I can analyze profitability separately on them.

At the company, I work with we are affiliated to a RE hedge Fund, which is pretty sweet if you need the financing, capital or if you do not have the capital we could take over the deal and pay you a 25% of the net profit once we sell it.

Colleen, You are totally right about the cash flow and as far as I’m concerned I would be happy giving that to them I’m more interested in proving to my self that I can turn a profit on the property and the experience I would be getting.

Most I've seen are content to calculate the boot as profit first and depreciation second.If the latter then whatever you take out will first be tagged as boot from profit
