One guy in an old post said he builds detached garages on every property he has if they don’t already have one.

Another person posted a nice article/ flyer detailing this transaction.However I doubt any upREIT would take something this small.  

And, while there are some practical issues with these: i.e. boiler typically means landlord pays heat and it is hard to get boilers serviced in my market, there are risks of many of these items in modern construction.
