Say nothing until after she leave in this week or two, then if you did the proper thing with the sec dep, then if you want to take on a challenge, deduct the cost of removing the wallpaper or her terminating out of the lease from the sec dep.

My only hesitation is that I feel like a no trespassing sign could look a little foreboding in front of a property. also I wonder if some inspectors might take that as a challenge to find something.

I great at different points of my life to write down my goals with all the needed components, such as specific, measurable and having a time limit...the problem was that I quickly forgot to pay attention to them and stay focused on them.I'd heard @Brandon Turner talk about the 100 Day Challenge on the podcasts and I decided it was time to sign up.

I realize I may only be able  to open up a few units, but would be a big help to the bottom line.My challenge is that every unit will need painting, new flooring, minor updates and repairs which, I figure two to three weeks of work to complete.

Pure numbers don't look bad....And maybe look at some details like property condition (so no major outlays early for capital projects), your home base makes me think college, so are these empty each summer or is there mass competition for students (which can be management challenges).
