.#1 - Finding the dealI essentially found this deal by accident as a result of having Redfin search alerts set up, this deal popped up in my inbox when the deal fell through and it was delisted.

I continued down the rabbit hole.I hit the phones and called every pre-school and day-care within 25 miles, from Kinder Care to all the mom & pops. 

Over the past 30 years they’ve accumulated 18 rental units but they have been running their business as a total mom and pop shop.

Some reasons that pop into my head are 1.

Almost 3/4 acre ready to be subdivided per City of Arvada zoning changes, make home into duplex, pop the top,  rents are very high here.

Goal is to be at a place where I am financially free enough with real estate that I can pop on a plane and get a drink with you!

@Heather Rodden I bought a SFH before my market popped and have been going back and forth about selling it.

@Brad HammondYup I don't ever go into Redfin but in Zillow just put ADU in key words they pop up.  

In every case we've taken great pride in our projects and it is tremendously gratifying when the neighbors pop by to see what you've got going on and express their gratitude for your time and investment.
