My house is a 1,000 sq. ft. 3 bed, 1 bath, with a detached 1-1/2 car garage, partially finished basement with washer & dryer, updated kitchen, and deck off of the rear.

I see buyers getting surprised by this often when buying older buildings.The more time you give an agent to quote the better the chances of getting a competitive rate - a lot of buyers start calling agents when they are going to close and want it NOW NOW NOW> you will pay more this way.Give the insurance agent a week or two to shop the rate and get the agent accurate documentation proving the age of updates to the roof, electrical, plumbing, hvac, etc and good photos of the property to allow them to sell the property to underwriting.A lot of people don't realize two sales are made for an insurance policy - one to underwriting and one to the person buying the policy.

Hi Melissa,Thank you for the very practical advice and your insights.We have hosted providers, lawyers, grad students, nurses and one diplomat who stays in one of our 3 bedroom has the embassy paying for the house and she has renewed the past 3 years.I can see the bigger homes for corporate housing except for the one bedroom, one bath condo downtown near the hospital.i really appreciate you insights!

It did have a first mortgage of theirs open on it, which they have not made payments on since ~2014, just 6 years after the house was built.
