@Shannon Davis  California is full of discount brokerages were you simply pay a low monthly fee and can basically do what you want... we have them here in Oregon.. its perfect for the investor. you get commish on market deals when you buy.. you save when you sell and the all important thing you have MLS access along with that nice key to get into any house without having to wait on someone to show it to you... and you never know you might broker some deals along the way..

Ok here’s the deal, 21 units, 1.6m, owners have had for 30 years, wanting to retire.I have read all kinds of articles and post regarding how somebody else has accomplished this type of deal,Cant remember all the fine details, I’m sure there a bunch of articles, post and maybe even a audio version or two on BP how this has been accomplished.But now is the time to take all that info and bring it together to make the perfect or close to perfect offer to convince the sellers that selling on contract is the best way to go, especially on the capital gains said of things.Are there some members of the BP community that could help and guide me to accomplish this task?

Had a perfect potential tenant that said she wanted to rent my current home (now fixing another to move in their) , single, newly divorced lady, no kids, awesome income, background, ect. she applied and went through steps, I told other applicants that house was taken. she went on vacation for a week, another week went by with conversation and then the following Monday she informed me that her situation changed and wont be renting house out. discouraged now but am still hopeful that I will find a good first tenant.haven't posted on here for a while and figured that I would keep everyone informedChris

Yes there is some section 8 housing (which we don't shy away from) but there are plenty of other tenants available that are perfectly capable to pay the rent on their own and have decent jobs.
