That broker is going to want to know that you can close (get a loan), if it is for your self (owner occupied) or not, that you have everything necessary so he/she (the broker) can get paid a commission.

What we did, since we knew about the 'no self dealing rule', AND not yet having our IRA's rolled into the SDIRAs, OR having the LLC set up, and we were wanting to 'buy' this property at an auction is this;We had a non-disqualified third party do the bidding, sign the offer, and provide the earnest money check.

That is 27 weeks after I paid for the house in full and 27 weeks more of unpaid taxes and other costs that you will have to pay.That increase in hold time was another big reason I stopped going to auctions.BTW, if you plan to bid on condos there is a whole other host of issues with back assessments and other charges that you will be stuck with.I could go on.
