@Dan DiCiaulaI've used my oscillating tool to cut of nailing and other flanges to make stock windows fit, used pressure-treated lumber to modify openings, and me and my Great Stuff foam are very tight.The problem is that you're handing off your property to a C-class tenant who is not going to be gentle on the windows.

I also figured I can do the vinyl myself and nail down wood is no issue for me too but I have no experience gluing wood.Steve Babiak, those links are interesting (and a little scary) but exactly what I want to hear about vinyl flooring.... real life opinions.Matt Overbee, Click together appeals to me most too and I'll have to look further into that.

The cap on property tax exception at $10k. 

If a buyer wants an 8 to 9 cap on a STNL property then buy the land, do tenant negotiations, go build it and work to create the value yourself.
