My lease says that the home was bug free when they moved in and if the pest control company determines that there is a new infestation caused by their dirty living habits, then they are responsible for the cost of the treatments to remove the problem.This hopefully motivates the tenant to be more careful with things like leaving food out for days.

Somehow I thought I had read here that you need to get cash for deposit *and* first-month when you signed the lease; otherwise, you are committed to the contract but you don't have the money in hand...I very much related to Eric Michaels' comments; I'm not at all sure I really have the motivation or sturdiness for this business... but I'm going to be sturdier next time than I was this last time - it's amazing how out-of-control things got in just a couple of days...

Less houses, well...more motivation to do better.If she is licensed and you are a broker, you might have her list the property when you resell it and give her some portion of the commission, such as 30-50% in addition to the salary but in lieu of the bonus.You have a lot of options, but it all comes down to fair pay for the services.
