Background - I'm in the southern Kentucky market and that's where the land is located.

A lot of my out-of-state clients have closed on their off market flips and BRRRR deals with the help of wholesalers.

Would really like any insights you all may have on the potential (if you have worked in them) in these markets and if you feel there is opportunity in all 4 stages of our strategy in that city. 

My goal is to focus on purchasing small multi-families to self manage with a STR/ MTR hybrid model in the Central FL market.

I wish i could do that! 

So why would you pull your STR off the market for a year and make less money for a (now) tenant that you know nothing about...?

In my market, I could easily get quotes ranging from $150ish-$500 per foot, depending on the contractor, their team and specialty and how much of a sucker they thing I am.
