There are a LOT of differences between rehabbing and new construction, with the big ones being:- Potentially dealing with site planning and zoning issues- Potentially dealing with stormwater management, erosion control issues, etc- Dealing with LOTS of subcontractors, not just one (unless it's a builder)- Understanding local requirements for things like energy efficiency, etc.- Learning to analyze/evaluate new construction deals- Knowing the order in which to do things (it's not always straightforward and requires some judgement calls and risk management)- Schedules are much more complicated- Knowing your costs (you're probably closer to $75-150/sf, not $27 for new construction)- Dealing with potentially complicated inspection issues (structural bracing, for example)- etc...

There are a lot of unanswered questions (what happens to your property taxes after 5 years, who pays for damage/maintenance, what happens if you move/sell before 5 years, etc.)I wouldn't want to manage and maintain a property, on my own dime, without any compensation for my time, energy, and expenses, no matter who the tenant was.

So the best I could do would be to keep a portion of their security deposit to cover that half a month of rent and, obviously, any damages.You can't keep any time/energy/effort costs for having to do showings.

It's actually less believe it or not because as cliche as it sounds we have the right systems in place for rent collection, Maintenance, ect.It was a lot of time, energy and a decent chunk of money setting up the right systems but now that they're in place things run pretty smoothly.
