I am located in Yuma AZ, and in those areas that I mentioned in Texas I like that they are cities so easily accessible for people to fly in especially for the businesses I want to do on the property its important to me for it to be easily accessible, I like the weather in those areas, there is a lot to do around those areas it seems.

I have areas and properties at hand that will be good starts that you can get in and all but certainly cash-flow yr1, not huge, nice % but not huge lotto-winning $ but that's the point, your 1st one needs to be SIMPLE.

I don't want to do a lot to the parcels such as grading. 

There's a lot to keep in mind.

Right now I'm just gathering information, there's a lot to take into consideration.
