The cost of living is extremely low compared to other cities and you can still many many positive cash flowing and 1% deals here.

My residential properties are spreadout across midtown Savannah, southside, bloomingdale/pooler area, and a lot in Effingham county where I live.

I am remote (living in Reno, NV) and will be handling all accounting/finances. 

From my simple calculations, taking into account paying for attorneys, business structure/expenses, etc. not to mention the time of due diligence, and understanding legalities, it seems more lucrative (AND SAFE) to invest in a fund.

We would follow abandonment processes for getting possession back and storing belongings.But we are less likely to encounter this because we have this clause in our rental agreement:In the event of abandonment, arrest or death, the following person has the authority to decide when to terminate tenancy and how to store/distribute my belongings:Name: ____________________________________________________Address: ____________________________________________________Phone #: ____________________________________________________If we have an applicant who will be living alone we include this wording.

Stats on the house:Approximately 2400 square ft.1st floor -            - two full bathrooms, 1 large living room (14x16), 1 small living room (10x12), and kitchen(10x12)2nd floor            - One large bedroom (14x16)            - Two smaller bedrooms upstairs, but you have to walk through one bedroom to get to the other.Comps in the area range from 220k - 300k.Rentals Comps would be 1700 - 2200.The front of the house seems like it would be "picturesque" for small venue events. 

I live in CT and I have relatives who would like to "snow bird" to Florida at some point soon.
