Our criteria needs/wants is <$2300 rent not including utilities, 900+ sqft, 2BR, on-site laundry, 1 off-street parking spot (2 preferably), kitchen for someone who cooks a lot and somewhere that doesn't have a ton of noise pollution like next to a heavily traveled road, train line, or the place shaking because a passing airplane, train or flushing of the neighbors toilet.

Especially with all the newbies buying "deals" off the MLS.My last deal, I literally just threw a sign in the yard the morning I bought it and had my agent list it on the MLS and resold it for a profit.I have offered to refer a lot of the tire kickers to an agent and told them their best bet is listing with a agent because they want top dollar.

Oh and by the way it has to be done by a licensed plumber and a NEW permit has to be pulled for the "work" being done... which is literally bathroom fixtures and kitchen sinks.
