I'll add:Charging Late Fees on re-performing loans and keeping half for themselves.

If they ask why you keep the late fees and you hem and haw and try to formulate an answer, you'll look unprofessional and they'll go somewhere else.Sending the owner statement for review before payment is only going to increase your workload.

I feel far from making my first investment and I’ve been getting easily discouraged lately.

But if you go ahead, yes, a good lease and deposit and give a notice as soon as they are late on the rent. 

The selling agent slept on us and didn’t get back to us with the info we requested and then it was too late.

I’m been stressing over the appraisal lately and would like to learn more from you.

( I know I should have probably just kept my personal home as cheap as possible and saved the money and used that cash to avoid all this.. but I guess its kind of late for that as its already tied up and wish I read BRRRR earlier)
