Lastly, if you follow markets the ability of a firm to basically play both sides of the coin does not always end well.

I have put offers on over a dozen properties in the last 2 months with only one being excepted.

We are currently paying off the last bit of debt (not including a auto loan, which if that will hurt us please let me know) we have which should be done by November and then we want to go straight into our first investment.

I talked to a lender a few years ago to get an idea of what I can afford, and need to reach out to one again to get a more definitive number based on my current financials.Right now I see myself doing BRRR, so I think equity/price of the home are going to be important factors for me in order to fulfill that last "R".

These are houses sold on the MLS within the last 6 months if possible, and up to 18 months if necessary.
