Doesn't anyone here have a self-directed IRA?

Everyone one gets approved with Cogo capital as long as you have a deal under contract and a LLC, Entity or IRA.

I'm currently under contract on my 1st solo no partners involved commercial property (the seller owes the IRA money so the deal has been in limbo - the seller closes on a different property in May and he'll use that money to pay off his debts so we can close.

Mix of traditional investments (IRA, College Savings, ETC) and use $50k on a downpayment. 

Alright...what would you recommendI have 200k post tax of company stock220k In 2 fully owned rentals I could BRRR400k in IRA (not yet in a self directed fund)60k cash100k coming from a SF home sale in the next 6 monthsThe goal is to leave my full time job within a year.

This is a great forum with very knowledgeable members that will help to guide you in the right direction, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.

I was thinking about moving my current IRA that I use to invest in stocks and move it over to a SDIRA with checkbook control so I could invest in real estate instead.

I am an avid investor but have been disappointed with mutual funds, 401Ks, IRAs, etc. my current job does not offer any sort of retirement plan and I am looking to do what I can actively to make up for that.
