Is that the one with the front lawn bathroom?? 

As an example I did flooring and paint but it included removing a carpet like material from the kitchen and bathroom floor and replacing that with linoleum.

I put about $25K into the last place I got to get it in good shape (had to gut the bathroom to the studs and put in new kitchen cabinets and countertops, 4 new windows and drywall the ceiling in three large rooms...plus a few other things) and it currently rents for $1350. 

But our lawyer after ordering a new title report found the 2nd bathroom to have been added on without a CO and apparently used to be an enclosed porch or patio.

She couldn't figure out the reason why the carpet was wet and when I went into the bathroom, I found the drain tied up and when I looked under the sink there was water. 

The other offer would be significantly less (in the realm of a reduction of $30,000) in which I simply say that I will buy the home and take responsibility for the mold. .Renovations.The home is actually in fairly decent shape considering its age, but will certainly  require the following immediately: New Windows: ($15,000) Scraping and Painting Inside/Out: ($15,000) A new boiler or electric heat conversion: ($6,000-$9,000)Minor Kitchen and Bathroom Updating: ($10,000)Several Doors and General Carpentry work: ($10,000)This roughly brings Immediate Renovation Costs to $60,000 (to my best knowledge)Other work which can be sidelined but will need to be done within 3 years: New Roof: ($25,000) Tree and Shrub Removal: ($5,000)I'd like to bundle a renovation loan into my mortgage via FHA's 203(k) program.
