Start by looking at the National Association of Residential PM's and see if there is a firm in the area where your property is.

Income potential does not have role in the value of non-commercial residential roperties (less than 5 units).  

I am in my third decade as a real estate investor and I only wish I had jumped from residential to commercial long before the last decade.

We have a relatively strong income coming in from our full time gig and it's time to let our money make more money.We were initially looking at single family residentials in our area, and lost 2 offers we put in, because the money wasn't right otherwise, which we are totally OK with.

Moving forward if I go down this route I would allow dogs (most of them) and include those necessities such as a washer dryer, other items that not only enhance the stay but add some character to the property.

It's certainly a weird mix of commercial and residential properties that make for solid prospects.There are plenty of opportunities in Ohio for venue spaces with vast areas of farmland in close proximity to large cities.
