Bay area could support that as most SFR landlords here are high earning techies.  

At this time, I believe they are accepting new properties in FL, but the rate may be high.

I think rents are just almost to high in some areas.

I highly suggest that you attend local REI networking groups and meetups to connect with fellow real estate investors.

@Jay HinrichsAn unusually high number of “gurus” had actually previously declared bankruptcy when their real estate “programs” , almost always highly leveraged, went bust.

Some places look like they are in really nice high-rise buildings with probably really strict rental/leasing terms from the HOA. 

For a high end rental, if I were the tenant, I would want one.

To help you in your search: be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

Which is to say, like @Matthew Crivelli, you're going to have a hard time getting a loan with bad credit.Now, some DSCR lenders don't require super high credit, but most want to see upper 600s.
