From other responses I have gotten outside of BP it sounds like NOI would normally be underwritten with the included expense of a onsite manager.

PA has some crazy law that if it is from an estate : borrower passed away then the auction bidder/winner is responsible for those taxes on the property which is nuts but the case

Not so shameless plug here, but I live in NY and started investing in Kentucky without going there until I picked up my third property and now I work for that company as well (from New York).You don't need to go to the State you end up deciding to buy in but its always a good idea to link up with a solid management company is going to keep you in the loop as to whats going on with your property and have your interest in mind.You should get an LLC and register in the state that the property for tax purposes.

It's then the landlord's responsibility to provide a crew of able-bodied folks to remove all the tenant possessions inside the house and carry them to the curb.Once the move-out is complete (and presumably the locks have been changed), the deputy may remind the former resident that they may not re-enter the house.
