I rent to section 8 and if they have one eviction I won’t rent to them even if the voucher will pay 100% because it’s a mindset.Yes winter time is harder to rent.... especially in cold weather environments....I deal with that in Cleveland and the tenant pool is very slim at this time of year. 

Nevertheless, from the sound of it, your loan officer or his/her team have dropped the ball in communicating with you properly and setting expectations for how to go from A-Z; especially in this environment where almost every lender or broker are experiencing a bit of a clogged pipeline due to the low interest rate environment.  

I think it was this, just going a little above and beyond, especially in a C/D environment that I worked in went a very, very long way with building a strong relationship with my tenants. 

In the current environment, it is almost impossible to always get that number correct.

I have the privilege of lending in almost all 50 states with a lot of investors so we get to see a birds eye view of how people are making deals work in this environment!  

Having wealth in real assets like Real Estate, might very well be a God send for many in this kind of economic environment.

In this environment we have to support each other.

If the child is asthmatic they may react poorly with breathing issues when in a dusty environment and carpet may collect dust especially as you stir it up when you are moving.

In a low interest environment investors do pay more for NOI than in high rate environments.

This fact allows for greater success for both parties and at the end of the day, that's the goal...at least for us.The other reality that exists today that did not exist prior to the most recent crash is the new environment relative to the rules, laws and regulations we all operate under in the post Dodd-Frank lending world.
