The house has a new roof, 3 of the 5 A/C units have been recently replaced, electric has been re-wired, plumbing has been done within the last 10 years.

If you see the same percent lower for refi appraisals than purchase appraisals for RE at that price as I see on RE at about 50% of that price I think you would get the $100k+ higher than the refi appraisal if sold.

Let your investment pay the loan back...which means the cost of the loan (interest payments) in reality is an investment...that means this turns your 401k money into 2 investments at the same time...the RE and the 401k

@Brian Dickerson, You almost always have to re-train (yes, retrain) inherited tenants in your way of doing things, whether the property has been managed by the owner or another property management company.
