My longer term goal is to accumulate single family and multi family properties to start generating recurring income.

IE most likely these are senior position transactions. so lets think it through.. the borrowers have failed that's a given. the sponsor POL has either foreclosed or gotten a DIL now your fund led by the sponsor is the owner.. they dont need your permission to liquidate the property which may have occurred and if so they are sitting on what ever cash was generated which no doubt is a loss of principal and interest poof its gone.   

This is a great way to generate income and offset the cost of your mortgage, while also gaining experience as a landlord.

While you would generate the losses on paper, you would have to carry them forward until you can offset with other passive income.

No excessively far from my work , in good shape enough to be accepted by VA loan , and more importantly, that will generate positive cash flow.  

That includes any hands on operations in the STR, lead generation and follow up, coordination, working with agents, developing and operating marketing campaigns.

And in some distant future, the idea that I can hand this portfolio of physical assets in desirable areas down to (my) next generation.
