I have discussed the idea with a friend who is also in the REI space and we are considering a partnership on the new multifamily unit.  

Up until now I've been using private lending partners, friends, and family money but we are buying more homes than we have funds for so am looking for alternative funding sources.  

From my quick read, Coretec appears to be just another floating vinyl plank offering - many the major flooring manufacturers offer both residential and commercial vinyl planks.  

I'd like to buy a small townhome to start my investing, but I do not own a house myself, I feel like if I do not do it before buying my own home, I wont do it because I'll invest everything we have in our house leaving nothing left for investing.We actually pay 1200, and we can possibly buy a 70-90K property that can yield 1000/mo.Some friends have advised us to buy a property, live it and then rent it, but we are not sure.What are your opinions?

I live in Beaver and am an investor friendly Realtor as well as investor.  

For example, Dumont, New Jersey just raised property taxes 2.35% (above the state-mandated 2% cap), however their Rent Control Ordinance only allows Residential Landlords to raise rents by the CPI percentage, which is currently 0.008%! 

Does anyone have a rental agreement that they would be willing to share? Or perhaps share good key points to add in an agreement.

I've found an unlisted property that transferred for 23k all cash 5 years ago and is now an abandoned duplex w/ a zestimate of around 105k based on B/B count and sq ft, lot size etc...local etc... no current mtg. listed so I'm scoping it pretty hard as my first wholesale offer...trying to find a realtor that can pull comps for me but since they don't really have any skin in the game nor would they I'm not getting much enthusiasm from so-called Realtor friends that I've had...

@Alex Perez  Lender's cannot discriminate against the size of a loan on the residential side.
