I found that , yes, I saved on taxes, but that maybe without the time pressure of those 45 days, I could have sat back and maybe found an awesome deal (instead of just a good one) , that would have ultimately created more profit for me than what I have saved on taxes.

I found duplex, 1 bed 1 bath units. 97k 7.6 interest.

I have found cash flow will be lower during down turn (not because of lack of tenants) for many areas.  

Mutually we decided we were not a good match and let them out of their lease with one month notice but they tried to give 3 week notice with excuse we wanted them gone and the place they found was available then and new LL wanted them to move in as soon as it was ready.  

So I did some research and found that if you bought a tax deed property then you would actually own the property free and clear.

Did a bunch of market research and both OKC and Tulsa really look like they're recovering from the oil slump and found ways to not be so dependent on one industry. 

@Ed Emmons these days a lot lot of analyzers can be found online and you should be able to get very good results rather than using 50% rule which is very vague and does not work in all markets and all assets.
