Hi @Sean Field-Eaton, that is a difficult decision but that is fortunate that you have equity in the property and can afford to feed it   As you know, 2.85% is a great interest rate and 13 years left to be mortgage free is really not that long.  

If they get more than they're owed (unusual), its their money to keep.OTOH, if there are bids are the auction and the net from the auction is more than the bank is owed, the excess goes to the former owners.I've, fortunately, avoided having to foreclose as a lender.
