Most folks feel comfortable with anything over a year.Also, the statutory order of the 1031 is sell followed by buy. 

Follow up question: As I was reading the instruction booklet, it states that I need to pre-pay at least 90% of the estimated tax no later than December 15 of the current year or I could pay interest and penalties.

@Cara Lonsdale Thanks for your reply and my grip isn't that the tenant pays on the last day that it is due but more less of them not following directions and by doing something i don't approve of.I'm sure you have plenty of people's personal address but it doesn't automatically give you an open invitation to go there unannounced.

Wholesaling, having low barriers to entry, seems easy but setting up and following through has about a 99% failure rate.

I went to the site to cancel, and they still took the money out of my account. they said i didnt follow through with the process, that i had to ctually go into my cart and cancel. so now i have to call my bank. zillow is a rip off.

A local attorney should help you with the purchase & sale agreement, which needs to follow local laws, but the more expensive work of putting together the PPM should be done by an attorney who understands SEC rules.Good luck
